Questions about states

Still unsure? Send us a question and we will answer it in plain words.

Can I request offers if my state does not have a guide?

Yes, land owners anywhere in the US can use the offer form. A separate state guide is not needed to submit your property details. Buyers in our network who buy in your county review the request and contact you with offers. You compare the terms and can accept one or none.

Are the USDA values the price my land will sell for?

No, USDA values are agricultural averages rather than appraisals or purchase offers. The table separates farm real estate, cropland and pasture. Your parcel's access, utilities, location and usable acres can put it above or below the relevant average. Compare local sales and actual buyer terms before choosing a sale price.

Why are Alaska and Hawaii missing from the USDA table?

The USDA NASS Land Values 2026 Summary covers 48 states and excludes Alaska and Hawaii. A missing row means this data series does not provide that state's average. It does not limit where you can submit a land request. Use property details and local comparisons to assess land outside the table's coverage.

What should I check in my state before selling?

Check the closing process, deed recording requirements and taxes that apply to your property. State guides also explain local issues such as unpaid property taxes and agricultural use programs. Your title, ownership and contract terms still need individual review. Check with a title company, real estate attorney or tax professional before acting on a rule that affects your sale.
