LandBuyerFinder

Terms of Use

Land Buyer Finder provides land information, calculators and a way to send your property details to land buyers in our network. These terms describe use of the site and the request service. You control whether to submit a request or accept an offer. Read the terms alongside the privacy policy and the consent displayed on the form.

Key points

  • Submitting a request does not obligate you to accept an offer or sell your land.
  • Independent buyers set their own prices and contracts; you decide which terms to accept.
  • Data and calculator results are informational estimates, not appraisals or legal or tax advice.

What the site provides

The site publishes public land information and calculators, and sends submitted requests to land buyers in our network who buy where the land is located. Buyers review the details and contact owners with offers. The request service does not set the sale price.

  • Public data gives context for a land sale decision.
  • A submitted request lets buyers review the land you describe.
  • A buyer's written proposal sets out that buyer's offered terms.

The site helps you organize information before a possible sale. Its tables describe public averages and state rules, while its tools apply stated assumptions to your inputs. The request form connects your details with buyers for the relevant area. Neither a calculator result nor a form submission is a purchase contract. Read any proposal from a buyer as a separate document with its own price, conditions and responsibilities.

You decide whether to accept an offer

You have no obligation to accept an offer after submitting a request. You can compare proposals and decline them all. Accepting a purchase contract is a separate decision, and the obligations in that contract depend on its actual terms.

  • A request does not commit you to sell.
  • Review the written price, costs and conditions before signing.
  • Separate the request decision from the purchase contract decision.

An offer's headline price does not explain every part of a sale. Costs, title requirements and other conditions affect what you would receive and what must happen before closing. Read those provisions before choosing a proposal. The freedom to decline offers through the request service does not replace obligations you later accept in a signed contract. Keep copies of the documents that describe the transaction you agree to.

Buyers make their own offers and contracts

Buyers in our network are independent and decide their own offers and purchase terms. We do not represent the owner or buyer in the sale. A title company or closing attorney handles closing, and timing depends on the buyer and the title work.

  • The buyer evaluates the property and proposes a price.
  • The owner and buyer negotiate their purchase agreement.
  • The closing professional handles the closing under that agreement.

Questions about a proposed offer, a contract requirement or the buyer's performance belong with that buyer and the professionals handling the transaction. Sending a request does not make Land Buyer Finder a party to the land purchase. A buyer's statement about price or timing is the buyer's statement. Read what the written agreement requires and identify who is responsible for each expense and unfinished item before proceeding.

Use data and calculators as information

Calculator results and published averages are informational estimates, not appraisals or legal or tax advice. A state average does not value an individual parcel. Results change with the inputs and assumptions, and public information can differ from the conditions affecting your land.

  • Check the source and category behind a published land average.
  • Replace calculator placeholders with figures relevant to your situation.
  • Use property records and written terms to assess an actual transaction.

A tool cannot inspect the land, resolve ownership or determine what a buyer will pay. Sale costs, payment schedules and usable acreage depend on the facts you enter. State summaries also cannot resolve a parcel's title or your individual tax treatment. Check with a title company, real estate attorney or tax professional before acting on a title, contract or tax issue raised by your proposed sale.

Use the site without disrupting it

Use the site for legitimate land information, questions and purchase requests. Do not send false submissions, spam or harmful files, impersonate another person or interfere with the site. Do not attempt to access information or systems you are not authorized to use.

  • Submit real requests and identify your role accurately.
  • Keep messages relevant to the service and your inquiry.
  • Respect access controls and the operation of forms and tools.

The request forms depend on accurate submissions that can be reviewed and answered. Repeated false entries, attempts to disrupt delivery and efforts to obtain another person's information interfere with that purpose. Use the contact page for questions about the site or a problem with a request. Access to the service can be restricted for misuse; that does not change obligations under a separate purchase contract you have signed.

Responsibility, liability and changes

To the extent allowed by law, Land Buyer Finder is not liable for losses from reliance on informational estimates, inaccurate submissions or an independent buyer's conduct. Applicable law can limit this exclusion. We can update these terms; review the posted version before using the service.

  • Your decisions should account for the property's actual facts and written terms.
  • A buyer remains responsible for its own statements and conduct.
  • Legal rights that cannot be excluded remain in effect.

This limit addresses use of the information and request service, including decisions based on a calculator or a buyer's proposal. It does not remove rights or duties that the law does not allow us to exclude. The site and its terms can change, so read the posted terms when making another submission. Use the contact page for questions about these terms or to report a problem with the service.
